We arrived very late and the proprietor was available to meet us nonetheless (he doesn't stay on property 24/7). The owner explained that the building was previously a medical facility, so there's an interesting vintage Italian feel to the building itself (broad marble stairwell and double-sided wooden entry doors).

The building is centrally located very close the port and the bustling downtown banking district. It's on the 2nd floor (considered 3rd floor if you are from US), with a classic Neopolitan view - another building.
The room and bathroom were very clean with lots of space for my friend and I to organize our luggage and stay out of eachother's way.
A note about driving in Naples- it's not for the faint-hearted. If you get stressed easily on the road - DO NOT DRIVE IN NAPLES. I'm lucky I grew up driving in Boston- I'm accustomed to cobblestone, one-ways, countless construction sites and the impossible parking spot finding process. If you are not- park your car and leave it.
I would definitely recommend staying here as it's a great place for the independent type who likes a clean place to sleep but also prefers to have their own time to hang, get out and explore the city etc. It felt like a common work space with private sleeping quarters- a truly nice change from the hotel life.
