It was an interesting church conversion, with extensions, but a pity the restaurant was shut as we would have had breakfast. The ground floor room, with disabled guests in mind, was good. The receptionist was very helpful carrying ourbags

The room looks way better on the pictures. The carpet in the room was really dirty, the tv wasn't working, some of the light didn't work, the bathroom had some damages all in all it could use some fixing. The location was perfect. Just right next to the bus station, close to the city center, a lovely park and a cozy pub.

Checkin was fast and efficient. Service was good the girl on the desk was very helpful. Great shower, very powerful. Breakfast was cooked fresh to order so a little wait, but nothing bad. The room was a little dated but otherwise very good. 2nd time staying here no complaints what so ever, well done keep it up.

Worth It.

At £63 i booked this last minute as it was the cheapest i could find in the area. Room was spacious, warm and comfortable, when you werent falling down the gap between to two beds pushed together. "Free Parking" was exceptionally misleading though with only 3 spaces available and the path from the car park to the front door is extremely slippery (public path, not the hotels fault be careful). Location was good and central and the restaurant, food and cocktails were excellent and reasonably priced. Would certainly visit again.

The property is very run down dirty carpets but my main issue was the extracted unit just outside the window which was very noisy all night I complained but was told there were no other rooms no one should have to put up with this constant drone all night I had very little sleep the room is not fit for habitation in my opinion

Nice central and walkable location but most services onsite were closed. It may have been outside of high season though. Staff at reception was pleasant and helpful for registration. Went with friend and got a singles room ... so we spent a bit of the evening in the room. It would have been nicer to have a larger TV screen to watch during the evening. Otherwise, pleasant stay and friendly staff.

Great staff; hotel does the job

The staff were great - very friendly and attentive. We had booked a twin room because that was all that was available when we booked. However, when we checked in we were upgraded to a king-sized room. The room was large with a huge bed. It's not a super luxurious hotel but did the job for us. We were staying for Outwith Festival and 1703 is very convenient for the city (!) centre. The room could easily have been better with better toiletries (sounds petty but there was only handwash and no shower gel or shampoo) and with better fitting sheets (our bottom sheet kept coming untucked so the mattress was exposed). When we stayed the restaurant was closed but there are plenty of options for breakfast nearby. Parking immediately behind the hotel is cheap. I'd stay again mainly based on convenience.

Better replacement accommodation

Booked this hotel as emergency alternative to move out of really poor guest house. Slightly concerned had same rating and some poor reviews but was pleasantly surprised with really better quality room, bed and service. In fact hotel reception was extremely helpful, credit the the venue.

Dingy room, full of spiders. Was advertised as having free wi-fi, but on arrival told it wasn't available in upstairs rooms, despite them being the same price as rooms with wi-fi. Horrible tiny TV that wasn't working/tuned in on arrival. Room was right next to some sort of noisy generator, and view was of a brick wall.

Welcoming central hotel, full of character.

A very warm welcome by the person on reception who went above and beyond to help in getting settled in the room. This was despite a party of 16(!) arriving at the same time. The rates were very affordable compared to the big name “inns” and “lodges” in the city but there were a few minor niggles, a blind that was difficult to adjust (partly broken) and unfinished tiling around the wash basin. However, the room was clean and the single bed was very comfortable and soft. The location is about as central as you can get but being down a side street it was still very quiet. Being so central I’m not sure how parking would work but the bus station is almost next door and the train (city) station is only a 10 min walk away.

Lovely little boutique hotel.

Lovely little boutique hotel. Very friendly receptionist. A word of warning, if you're over 6ft tall maybe avoid a single room though. The bed are a bit on the small side.
