Playing a golf tournament in Tyler, just needed a cheap place for the night since I was solo. Found 12 Oaks on Hotels.com, read the reviews, and figured for $60 why not give it a shot.
First impressions are it looks like a converted Motel 6, which initially was a red flag. I have stayed at some terrible cheap Motel 6 like hotels, but i was in the military for 20+ years, so I can handle it, even though it's not preferred.
I was met by an Indian man who was very polite, and checked me in in no time. The small lobby area was clean, which eased some of my initial fears.
Like most cheap hotels, the rooms open to the parking lot. I was given a 1st floor room and was pleasantly surprised by what I found when I walked in. The room was well lit, with what appeared to be fresh paint and bedding. Even the curtains and fixtures looked new. Bathroom was clean, lights worked and were bright. Bed, while not the most comfortable, was miles better than I expected, with pillows that didnt immediately flatten when you laid on them and a big soft comforter.
The toilet was a little liud and ran for a while after flushing, and I didnt shower in the morning before I left so I cant rate the water pressure.
Checkout was also quick, with a friendly indian woman helping me early in the morning.
Overall, I would give 12 Oaks an 8.5/10 based on the cleanliness and comfort of the room compared to the low price. It' not the Hilton, but it' etter than the La Quinta or Red Roof for the same price.
