Dissatisfied
Room was bare minimal!! Tv bed bathroom! The 2nd floor we were on was the only room not under construction! 8 am the workers started with their hammers and saws that were very loud and left a film of dust everywhere!!!! We left 22 Hill Hotel a day early and spent our last night in Iceland in a very luxurious Hotel/Apartment which was Thingholt Apartments!

Parking is a challenge, but basic needs met here
This hotel was basic, as promised by the advertising. It met our most basic needs, was clean and well cared for. The big issue was parking - there is nowhere to park here without paying for it, and even then, its very confusing. The other issue was we had trouble checking in as the company initially had no record of my reservation. I forwarded them my email from hotels.com and they rectified it, however, very quickly.

There are probably better places to stay
The hotel has a virtual assistant - which means all is digital, there are no people to greet you, you get your digital key and you get in. I am not sure I like that approach - I am sure it keeps the cost down. The room was quite small, and didn't find the bed comfortable. It was clean, but appeared outdated. The cost of staying in a hotel in Iceland is comparable to staying in Hotels in Manhattan, New York which are in better condition and offer better service. I had to book here because my first choice, Orkin, wasn't available for the night, I do not recommend, not worth the price tag.

Good option for an out of downtown stay
Comfortable enough place although it’s strange not having staff present. There is free parking in the area but it is extremely limited. We got an email with an explanation but weren’t always able to find a free spot so ended up paying for parking some of the time.

This is a self check in hotel. I received an email asking when I was checking out before I even checked in. The codes to the front door did not work and had to call to reset it. Some rooms are updated, some are not. It is not clear when ordering the rooms what room you will be getting. My room has a couple steps inside of it which I have never seen before in a hotel. Breakfast is not included and is unclear. It does not say how much it costs, or if it is order or buffet. It asks you to type in the code and how many people are eating.

Self check in was confusing and we didnt realize it was unstaffed. The parking was also confusing. They sent a video via email but it was still confusing and we couldnt understand the signs nearby (even with google translate). The rooms were average size and clean. Only 3 channels on the tv at night, next morning there were none. They accommodated us with a baby crib which was great! Lots of nearby construction.

The property is still in construction therefore dirty and noise. Our room doesn't have the necessary amenities: No cup for drinking, no phone for calling the service (inconvenient), the shower cabin lacks the door to prevent water spilling (an unsafe issue). The breakfast is okay but the owner doesn't provide the necessary code to enter the breakfast room. The restroom for joint use is an unbelievable faulty design. The temperature of the joint storage room for luggage is HOT. The only thing I like is the bed for sleeping.
