Extended Stay America Austin - Arboretum - South Austin

This is the second time I have stayed at this location. I was very pleased this time, major changes to the room, and staff. The staff was fantastic, asked about my needs first, made sure I was happy with the room via phone call after checking in... much better than the first stay. The rooms have been updated, and seem cleaner. You need to know extras […] such as Hair dryers, shampoo or lotion are not included in the room. I was pleasantly surprised. The room was very clean and comfortable. I requested specifically a non smoking room and my room did not smell like smoke at all. It was in a safe area. I felt very comfortable. And the price was a nice surprise. I felt like I got a good deal.

You get what you pay for. There is no housekeeping service if the stay is less than a week and you have to go to the front desk for everything. The bed was VERY uncomfortable.

1. Had to wait till 5:20PM to check in the rooms not clean 2. Internet did not work the first day, but when I paid extra money it worked the second day. 3. I stayed on the fourth floor and it stunk like mildew 4. Room was never cleaned my trash stayed in the room for two days. 5. It was not as advertised, I was ripped off.

The staff was very friendly and the room was nice except the microwave had not been cleaned so there was food stuck on the rotation plate from a prior spill over. They also did not offer wake up calls or cribs/railings for small children. It would have been a courtesy to other guests if they would have given us a downstairs room due to having a toddler […] (It's their nature to want to run and be loud. Overall was a better stay than we had anticipated for the price. Only reason Room gets 4/5 is bcuz the bed comforter strangely slid off the bed constantly just with us laying to watch tv and all thru the night bcuz the underside is slippery like silk or smthng, so all 3 nights we fought to keep the comforter on us instead of the floor.. lol pretty bizarre, […] but all else was nice. They don't clean ur room during ur stay (unless if u request it I think), which we really liked, parking was directly in front of our 1st floor 1 Queen room (during MotoGP event that brought a lot of traffic), had a small kitchen with dishes, range, full size fridge, and faucet had an in-line filter that was surprising, nice touch even tho we dont drink from the tap, friendly staff, overall great stay about 15 miles from the track that was easy to commute to and from once u became accustom to Austin's 1-way roads that follow the direction of traffic on each side of their highways. Hotel offered grab n go style breakfast I think, we never went to it, just went nextdoor to Jim's for diner-style breakfast: only $13 for 2 of us to eat (2 big bfast tacos with beans, 1 other plate of eggs, sausage, hashbrowns n toast). The room was clean. Smelled of fresh paint though. It was in an industrial area. The worst part is the long time occupants' guests parked wherever they chose which did not leave parking for the people actually purchasing the rooms. We had to walk around the building with our luggage.

We were out and about and just wanted a safe place to sleep. The drive to downtown was ok, worth it to save the money. A basic hotel which was great for the price. Breakfast was not bothered with, but enjoyed having filtered drinking water.

The environs were a bit noisy, some of the guests were obviously not working people or they really don't worry about doing a good job the next day. The location was not really the fault of Extended Stay and more the fault of civil engineers. I must say that I was surprised that the front desk person was unaware of what that part of the city was called […] and were some close things were. I may have jetted in from Alabama to work that day and then jet back. I would have appreciated her having a bit more info about what was around. The hotel was not bad but it was also not great and not all that good either. As an Extended Stay America I was expecting it to have internal hallways like all other properties in the brand I've seen across the country but when I showed up I learned that, that was not the case. Very convenient location for the wedding we were attending, and the hiking we wanted to do while we were there. And there were healthy eating choices across the street. It is close to the express way, so there are car noises all the time, but just used my earplugs at night and I was good.

Two of my children and I were travelling for an educational event in the area. We chose this location because of price and proximity. I should have read the fine print as well as the other reviews more carefully. This place is a redone apartment complex; there are multiple buildings and all rooms are entered from the outside. In addition all we saw out for the "grab and go breakfast" was prepackaged muffins, granola bars and coffee, and there was no food out on Sunday morning at 9 AM when we left. The photographs on the Extended Stay website for this hotel are not correct pictures, so we had no way of knowing what the place actually looked like. I used the one free night I have earned on this place and feel like I wasted it. I feel that because the pictures of this place were wrong and the information incomplete, I was misled about what I was booking as well. The hotel staff was awesome, went above & beyond getting everything I might need. The price was fantastic BUT it was unsafe. The clientele was scarey. They do have very bright lighting outside & my car was never broke into but I was expecting it to. It was VERY SMOKY room even though it said it was a non smoking room. I would not stay here again just […] for safety reasons. Oh, and the picture on Hotels.com isn't the actual hotel....this is a MOTEL, not a hotel. Room doors are on the outside. For trhe money, I guess this hotel is ok. I was disappointed that the Expedia invoice had the address of the hotel wrong (Waterford Place instead of Waterford Centre). When I got the the motel after 3pm they were not sure if my room was ready. Then the tried to put me in a smoking room. They then got me into a non-smoking room, but my key would not […] work. Renee is an asset to your facility. She saw an issue and immediately attacked it to assure i was comfortable. i signed in and went to my room to discover an odor of stale smoke. i went out to look for a Walgreens to purchase some air freshener and upon returning to hotel got a call from Sage, office to check on my comfort. When i mentioned the odor […] Renee immediately jumped into action to assure i was attended to. She authorized a move and since there was no equal room to move me into authorized an upgrade to a suite to assure i was comfortable. I cannot recommend this motel. It is essentially a poorly maintained, extended stay motel. The interior is depressing due to the lack of room and low wattage lights. The Proximity of highway 183 makes it very noisy at all hours. The room has no amenities like shampoo and hair dryers so bring your own. Worse part was that there were people hanging around […] in the parking lot at all hours so I did not feel like my vehicle was secure. Signage in the parking lot warned of that as well. There were ashes (cigarette ashes?) IN MY SHEETS! I didn't notice until I woke up the next morning and threw the covers back. Also, even though I had a non-smoking room, the room smelled like smoke, and so did the towels, washclothes, etc. There is absolutely no way I would recommend this hotel to anyone, and I would never go back.

I travel often and this was one of my worst over all experiences and with employees of a hotel. 1. Not a good choice for a short stay. What you need to know before making reservations; Hotel provides the bare minimum, TAKE a hair dryer, shampoo, air card,extra soap, dish soap, coffee, breakfast any basic that you would normally might be provide by a […] hotel take with you. From what I read this group charges for basic housekeeping, and internet.. 2. Location can be hard to find, and was not well marked. 3. Most of the staff is just rude, I had to call4 times for instructions, first time calling for help she asked if I had a GPS.. no that why I called ..it was not working. Would not speak up so 3 more calls later I found it not because they were helpful. 4. No hair dryer in the room -one can borrow but the office is not open early and the opening front office person is very temperamental. 6. Front office staff can be rude and less than customer friendly. Despite having called before going to the front office when I knocked on the door to pick up the hair dryer Morning person accused me of banging on the door and scaring her. Outside of Margret the entire staff seemed to be void of customer service. I would not recommend this location or this brandin the Austin/San Antonio market the first time I made a reservation at a Homestead I was able to cancel due to A/C issues and the front office person was rude and upset because people had gone through a website like hotels.com. The room wasn't bad and the staff were pretty friendly. If you are looking for a hotel that isn't really expensive and provides a decent room then I would recommend this hotel. It's location was convenient and the neighborhood seemed safe.

This hotel is great, conveniently located and in good shape. The staff service was extremely nice even though I did my check in at 4am!. If you are looking for a low price, nice hotel for spending a weekend or a few days, close enough to Austin's 6th street (or downtown ~ 20mins drive), this is a choice you should definitely consider. I read the reviews […] before making my decision and the good ones were dead on!, I think the bad ones are more due to the fact that this is not your Family/vacation type of hotel, this is great for a good descent sleep and nice clean shower and spend more money exploring Austin's attractions and venues. The room was cute with a little kitchen, two burners. really little, but good for one night. It is in an industrial area, a little removed from what I consider to be the Arobretum area of Austin. We went to a recommended eatery/nightclub called Cool River or Cool Room, something like that. It was really nice. Eatery had the best crab cakes! Overall […] it was good for the price.
